The guests will be expected to take good care of the cottage and its contents and must leave it in a clean and tidy state as on arrival. The care is to include all furnishings, utensils, crockery and linen and though you may not be charged for minor breakages, as we do understand that accidents happen, but you are responsible for all damage where deemed appropriate.
If breakages occur, please inform us as soon as possible, so items can be repaired / replaced.
The cottages are heated with new electric radiators that are thermostatically controlled and set. Guests are asked not to interfere with the settings. Please speak to us if you would like them to be adjusted. Please switch them off at the plug if heating is not required or windows/doors are open. Any damage to the controls will incur a charge.
Please see "Check Out Information" in the Guest Folder located in your cottage for details regarding the requirements for departure as well as local information for during your stay.
You will receive one key to the cottage. If this is lost, we can make sure you are able to enter you cottage, but unfortunately, will need to charge for a replacement.
The number of people occupying the property cannot exceed the number detailed in the booking or the maximum number allowed for each cottage. We are sometimes able to accept the addition of small children (up to the age of 3, sleeping in a cot) along with the adult guests, but this must be agreed when booking your stay.
Smoking is not permitted inside any of our cottages or within the courtyard / property boundaries.
Any extra cleaning required to eradicate evidence of smoking will be chargeable.
You are welcome to bring up to 2 dogs - [please inform us before arrival if bringing dogs with you] on the strict understanding that they are not permitted on the furniture or in any bedroom. We do not accept any other pets/animals.
Dogs under 12 months of age will incur an additional charge of £25 Any extra cleaning/damage incurred over the cost of £25 will be charged for. Your dog is not allowed to foul/toilet in the courtyard area, and should be taken outside the gate to do this. Dogs must be kept on a lead in the Village, but can run free up the Lonnins and paths/walks surrounding us, but please be aware of local sheep being driven between pastures (especially at lambing time). Your dog must never be left unattended in the cottage If any dogs are left alone in a cottage, any damage to any aspect of the cottage will incur a cost to repair or replace the damaged item. On departure there must be no evidence of your dog's stay either inside the cottage or outside in the grounds.
One parking space per cottage will be allocated to you for your stay. This is for a standard vehicle. Any larger cars and vans or second vehicles will be expected to park along the verge outside the property as directed by the owners. You are welcome to use the courtyard and front garden during your stay, but please be aware that this is a communal area for all guests. There must be no nuisance or annoyance to other guests or our neighbours, and no noise after 9:00pm unless prior permission is sought.
Access is needed at all times to the parking bays within the gated courtyard, and guests with dogs are expected to keep them under control, and not allow them to roam unaccompanied or foul the courtyard and garden area.
From Easter through to the end of October holidays start strictly after 4:00pm on the day of arrival and finish at 10:00am on the day of departure. In winter we can sometimes be more flexible; please check with us in advance if you need to arrive/depart at a different time.
If you are due to arrive later than 9:00pm we would appreciate your letting us know an approximate arrival time.
If you have to cancel your holiday within a month of your stay and we are able to re-let the cottage, the money paid to date will be refunded less the original deposit. Otherwise, if no substitute booking is secured, you are liable for the whole amount. Alternatively, you may re-arrange your booking for another suitable available date with supplementary payment if your replacement dates are at a higher tariff.
You are strongly recommended to arrange your own holiday/cancellation insurance.
If, we deem it necessary or for some reason beyond our control, your chosen cottage is not available or has been rendered unusable (e.g. fire or water damage/loss of power etc) for the dates of your booking, we are at liberty to relocate all guests to a different cottage where possible. If there is no other suitable availability, then we are at liberty to offer an alternative suitable date as an alternative and cancel the original booking. If an alternative booking is not possible, all monies paid to date will be refunded in full, but there will be no claim against us.
We shall be allowed access to the property at any reasonable time during your stay. Whenever possible, we will advise guests of our intention in advance.
It is possible that, during your holiday, something could go wrong or a problem should crop up. If this happens, please speak to us at your earliest opportunity. Every effort will be made to resolve the problem to everyone's satisfaction as soon as possible, and we are always happy to help and ensure all our guests have a great stay !
The use of our Cottages and any facilities provided are entirely at the holidaymaker's own risk. No liability is accepted for any loss, damage, sickness, or injury how-so-ever caused which may be sustained during the holiday to any member of the party, or any car and its contents, or any possessions of the holidaymaker.
Again, we recommend all guests purchase appropriate holiday insurance before their stay.
